PROS

This sunny studio has a nice view and a low monthly maintenance. The building has new boilers and a renovated roof and facade. Subletting is allowed with board approval after two years of residency.

CONS

Though in good shape, the kitchen and bathroom are dated. The building does not permit co-purchasing, buying for children or for use as a pied-à-terre.

Bronx | 520 Kappock St.

A 3,929-square-foot, two-family brick house with a three-bedroom, one-and-a-half-bath unit with a primary suite over a two-bedroom, two-and-a-half bath unit with a guest studio that has outdoor access. The house has natural gas heating, through-the-wall air-conditioning, a driveway, an attached garage and a backyard. Brad Trebach, Trebach Realty, 718-543-7174; trebachrealty.com

COSTS

Taxes: $8,479 a year

PROS

The house could provide rental income. Several buses stop out front, including the BxM1 and BxM2 express lines to Midtown, and the Spuyten Duyvil Metro North station is a few blocks away.

CONS

Most of the house needs work and it could use new kitchens and bathrooms. The only washer/dryer is in the ground floor studio. The backyard needs love.
