$1.4 Million Homes in California


This is one of 28 houses in the Park Planned Homes development, an early midcentury-modern tract of homes near the foothills of the San Gabriel Mountains. Gregory Ain, the architect, and Garrett Eckbo, the landscape architect, created a plan that promoted visual continuity by eliminating fences in front of the homes and using glass walls to divide interior spaces from the courtyards outside.

This house is a few blocks from a public library and a nearby stretch of Fair Oaks Avenue with a coffee shop and a pizza parlor. The Rose Bowl Stadium is 10 minutes away by car. Hollywood Burbank Airport is about 20 minutes away. Driving to downtown Los Angeles takes half an hour.

Indoors: A paved path lined with greenery leads from the carport to the front door, which opens into a combined living-and-dining area with polished concrete floors, a fireplace and a wall of windows facing the pool outside.

This space flows into a kitchen with a built-in cooktop, a separate wall oven and a breakfast area with a midcentury-style pendant light. From there, sliding-glass doors open into a sunroom with more floor-to-ceiling windows and a glass door that opens to a private courtyard with a succulent garden shaded by a canopy.

A hallway off the entry leads to all three bedrooms, at the back of the house. On one side of the hall are two bedrooms with windows facing the pool area; they have the use of a full bathroom with a stall shower at the end of the hall. The bedroom on the other side of the hall has the use of a bathroom next door with a combined tub and shower.

The studio, a few steps from the main house, has one bedroom, one full bathroom and a laundry room.

Outdoor space: The pool behind the house is surrounded by a stone patio with plenty of space for lounging and entertaining. The backyard is fenced and lined with mature hedges and trees. The carport has two parking spots.

This house is about a mile from Lake Tahoe, in a community with a private beach, plentiful hiking and biking trails, a small grocery store and a handful of restaurants. More lakefront dining options are in Homewood, about 10 minutes away. Ed Z’berg Sugar Pine Point State Park is also a 10-minute drive, and the ski resorts of Olympic Valley are half an hour away.

Truckee is about 40 minutes away by car. Driving across the state line to Reno, Nev., takes about an hour. Sacramento is less than three hours away.

Indoors: Wood steps lead from the driveway up to the front door. Beyond the threshold is a living room with wide-plank hardwood floors, high ceilings, a rock fireplace and tall windows looking out into the surrounding trees. The furnishings — a sofa, armchairs and a dining table and chairs — are included in the sale.

The hardwood floors continue into an updated kitchen with dark wood cabinetry, quartzite counters, stainless steel appliances and a center island that seats four.

The primary suite is on this level, at the end of a hallway off the kitchen. The bedroom has another rock fireplace and more tree-facing windows; the attached bathroom has a combined tub and shower.

Stairs in the kitchen lead down to three more bedrooms on the lower level. One, which currently holds two sets of bunk beds, is large enough to be a den. The other two, across the hall, have windows overlooking the deck. It is about 45 minutes from Coachella and Joshua Tree National Park. Lake Arrowhead is 90 minutes away. Driving to Los Angeles takes about two hours. San Diego is less than three hours away.

The dining area is open to a kitchen with stainless steel appliances and light yellow cabinets accented with boomerang-style pulls.

A hallway off the kitchen leads to two bedrooms. The primary bedroom is at the far end, behind an open space used as a home office; the en suite bathroom has a walk-in shower. The bedroom next door also has an attached bathroom.

The third bedroom is off the living room, with an en suite bathroom that has a combined tub and shower.

Outdoor space: The pool and spa behind the house are framed by a concrete deck surrounded by lawn and tall hedges, with a view of the mountains. There are several patios in the backyard, one with a firepit. The attached garage has one parking spot.
