With the Caribbean Sea as its backdrop, this three-bedroom, two-bath home from 2005 is in Seafeathers, a residential enclave on Anguilla’s eastern coast. The home enjoys views across the water as far as St. Maarten and St. Bart’s. Sandy Hill Beach, popular with snorkelers, is about two miles west of the villa. The Valley, Anguilla’s capital and business hub, is about five miles west.

To reach the island of Anguilla, a British Overseas Territory, most travelers fly to St. Maarten’s Princess Juliana International Airport, about 16 miles south, and take a 25-minute sea shuttle to Anguilla. Anguilla Air Services also offers daily 10-minute flights from St. Maarten to Anguilla’s Clayton J. Lloyd International Airport.

Foreign buyers in Anguilla must obtain an Alien Land Holding License from the Anguilla Department of Lands and Surveys, which involves financial records and reference checks. The application fee is $400.

Indoors: The home opens into a terra cotta-tiled great room with a kitchen, dining area and two sitting rooms under a hardwood cathedral ceiling. The kitchen, anchored by a stone-topped island, has maple cabinets and stainless-steel appliances. In the dining room, a long hardwood table can seat eight. Doors and windows throughout the house are made of sturdy South American red cedar and designed to withstand hurricanes. Most of the home’s electricity is generated by solar panels.

The primary suite and one guest bedroom offer sea views. In the primary bathroom, double sinks are painted in a blue floral pattern. A third bedroom faces the back of the house. The guest bathroom includes a glass-tiled, stand-alone shower. All three bedrooms feature beamed wood ceilings.

The home is being sold fully furnished and includes artwork.

Outdoor space: Three double doors on the home’s seafront side open to a concrete deck with an infinity-edged pool. A covered veranda runs the length of the house, its white eaves embellished in the traditional Caribbean “gingerbread” lattice motif. Stairs descend from the deck to the coastline behind the house. Because the terrain is rocky coral, the oceanfront is not used for recreation. The home’s property line runs to within about 10 feet of the water’s edge; Anguilla’s coastline is Crown Land, or government property.

The grounds are planted with indigenous tropical plants including aloe, cactuses, sea grapes and hibiscus. A stone wall surrounds three sides of the house; the seafront side is open.

Costs: As of March, the Anguillan government has waived property taxes for full-time residents, while owners using homes as rentals will continue paying the tax. Estimated annual property taxes on this home are $2,500.

Set on Shoal Bay, along Anguilla’s northern coast, this three-bedroom, three-bath house offers unobstructed sea and sunset views. Shoal Bay Beach is a mile east, with restaurants, bars and high-end hotels including the Zemi Beach Club and Manoah Boutique Hotel. The fishing village of Island Harbour is about two miles east. Scilly Cay, a tiny island with a celebrated seafood restaurant, is about three miles east and accessed by ferry. Clayton J. Lloyd International Airport is about six miles south.

The house has been an income-generating rental property for the owners. The villa’s VRBO and Airbnb pages are included in the sale.

Indoors: Double front doors open to a broad living, dining and kitchen space with Caribbean Sea views through floor-to-ceiling windows and sliding glass doors. Floors on the first level are tiled. The kitchen features hardwood cabinets, a granite-topped island with a double sink, and updated stainless steel appliances. Rattan furniture in the living area includes a sofa, upholstered chair and two high-back seats, along with a glass-topped coffee table.

The main level also includes two bedrooms with en suite baths on opposite sides of the great room, both offering sea views and walkouts to the wraparound veranda. The entire second floor is occupied by a large en suite bedroom with its own terrace and a small sitting room. A walk-in closet conceals a minibar, toaster oven and electric kettle. The home is being sold fully furnished.

Outdoor space: The 0.65-acre lot is landscaped with local flora including bougainvillea, hibiscus and frangipani trees. Gated and surrounded by a white perimeter wall, the home is accessed by a short dirt road off a paved lane. The rear veranda overlooks a 450-square-foot in-ground pool and tiled deck. The rocky coastline behind the house is not suitable for recreation or swimming. The owners converted the home’s detached garage into a game room with a pool table. The garage ramp now functions as a miniature putting green.

Costs: $2,400 a year if the home continues as a short-term rental property. If new owners occupy the villa full-time, property taxes are waived.

One of six homes in Kokoon Villas, a development set for completion this fall, this two-bedroom, three-bath house is in Anguilla’s affluent West End district. Its neighbors include the Four Seasons Resort Anguilla, directly opposite. The opulent Belmond Cap Juluca resort is about a mile and a half south. Meads Bay Beach, popular with tourists, is one-and-a-half miles northeast. Blowing Point Ferry Terminal is about five miles east.

One of the project’s villas has been completed, with a second under construction. A full-time Kokoon Villas staff will manage maintenance, including pool cleaning, landscaping, housekeeping and pest control. Local developers Bonnie and Ira Bloom are behind the project.

Indoors: An open-concept living space will make up the unit’s ground floor, including a living room, kitchen, dining area and laundry nook. Porcelain tiles will cover floors across the main level, and kitchen cabinets will come in marine-grade plywood. Owners can customize color schemes. Interior walls will feature gray wood panels whose texture echoes the large semi-arch in wood-like Trex that bisects the back of the house. While the home is sold unfurnished, the developer is offering furniture packages in varying price levels and styles.

Bedrooms, both with terraces and windowed en suite baths, will occupy the upper level. Each bathroom will feature a stand-alone tub, a separate glassed-in shower and hardwood vanities with double sinks.

Outdoor space: Much of the 0.25-acre lot will be taken up by an in-ground pool and deck. The grounds will be landscaped with palm trees and tropical plants. A short driveway will lead to the house from a main road through the development. Front windows will offer views of Rendezvous Bay to the south. A low fence, covered in shrubbery, will surround the home. Solar panels on the roof will provide electricity.

Costs: Monthly maintenance charges are estimated at $1,500. Property taxes are waived for owners who occupy the home full-time. If new owners choose to rent the home, the Anguillan government will determine annual property taxes.
