Homes for Sale in Manhattan and the Bronx

Manhattan | 64 MacDougal Street, No. 21

A one-bedroom, one-bath, 550-square-foot apartment that has an open kitchen with quartz countertops, a windowed bathroom with stone flooring, and window unit air-conditioning, on the top floor of a six-story prewar walk-up building with a super, a shared patio and a virtual intercom. Barbara Helms, 917-771-3047, Sotheby’s International Realty; sothebysrealty.com

Costs

Maintenance: $819 a month

Pros

The space was fully renovated this year. The seller is offering to pay closing costs. There’s a long eastward view from the bedroom.

Cons

The bathroom is across the apartment from the bedroom. There’s only one closet and the building has no extra storage.

Manhattan | 240 East 29th Street

A four-story walk-up building from 1904, with a ground-floor commercial space beneath three one-bedroom, one-bath apartments. The building includes exposed brick, beamed ceilings, windowed en suite bathrooms, wood-burning fireplaces, an unfinished basement with a half bath, and zoned gas heat. Luke Whittle, 954-608-3467, Elegran | Forbes Global Properties; nyc.elegran.com

Costs

Taxes: $3,501 a month

Pros

Zoning allows an additional 2,000 square feet of living space, so there’s potential to add a roof deck or an upward addition.

Cons

All three apartments need new kitchens and other updates.

Bronx | 5037 Fieldston Road

A four-bedroom, one-and-a-half-bath, 2,273-square-foot, single-family brick house from 1920, with an eat-in kitchen, a den, formal living and dining rooms and a half bath on the first floor; three bedrooms and a full bath on the second floor; a bedroom, sitting area and storage space on the third floor; plus a wood-burning fireplace, an unfinished basement, gas heat, a washer/dryer and an attached one-car garage. Aaron Kass and Geoffrey Weiss, 929-269-3411, Compass; compass.com

Costs

Taxes: $1,223 a month

Pros

The house has charming 1920s details including original built-ins and light fixtures. It’s outside the Fieldston Historic District, so renovations won’t be restricted.

Cons

The kitchen and other areas of the house are outdated. The roof was replaced in 2003 and hasn’t been recently inspected. Some buyers may desire a second full bathroom.

Given the fast pace of the current market, some properties may no longer be available at the time of publication.
